Angi puts most standard visits at $118 to $238 and the hourly cost at $25 to $50 per cleaner. Thumbtack puts a regular clean at $146 to $202. City rates run higher than the national figure: Taskrabbit puts the average at $51 an hour in New York City and $55 in Washington DC, against $33 nationally.

Those ranges are wide because homes are. A one-bedroom condo and a four-bedroom house with a playroom are different jobs, and a single price for both either loses the big homes money or loses the small ones to someone cheaper.

American customers describe their home by bedrooms and bathrooms, so that is the quickest way to price it. Thumbtack shows the spread: $133 to $174 for one bedroom and $191 to $286 for four. Give each bedroom count and each bathroom count its own percentage in BookingMachine, and the form multiplies them out for every customer.

Square footage works too if you prefer it: a price variable can be any question with an option for each answer. What matters is that the question is one the customer can answer without measuring anything.

A move-out clean is judged at the landlord's or the buyer's walkthrough, on a date that will not move. Angi puts most move-out cleans at $120 to $420, with $180 to $300 for a three-bedroom, two-bathroom apartment, and carpet cleaning at $75 to $200 on top. Price the empty home as its own service and sell the carpets, the oven and the fridge as add-ons.

Ask on the form when the walkthrough is and whether the water and power will still be on. A deposit at booking holds the date for a customer who cannot afford to lose it, and for you.

Whether you charge sales tax on a house clean depends on where you work. The Texas Comptroller says tax is due on the charge to clean a home, so a maid service in Austin collects it. Florida's Department of Revenue lists residential cleaning among the services that are not taxable, so the same clean in Tampa is not. Check your own state's revenue department before you set your prices.

If you do collect it, invoices you send from the dashboard can add a tax rate. On the booking form, the price the customer sees is the price you set, so build the tax into it or add it on the invoice.
