For cleaners in the UK

Online booking for UK cleaners, priced in pounds.

BookingMachine gives UK cleaning businesses a booking form that prices each clean in pounds from bedrooms, bathrooms and extras, then books it into a free slot. Customers book a regular clean, a deep clean or an end of tenancy clean without ringing round. In the demo, an end of tenancy clean of a three-bedroom, two-bathroom house comes to £270, with a deposit of £67.50 taken when payments are on.

What UK cleaners charge

Bark puts independent cleaners at about £17 an hour and agencies at about £19, before VAT. Checkatrade puts agencies at £25 to £30 an hour with VAT included, and MyBuilder gives a range of £12 to £30. London sits well above the rest of the country: Taskrabbit puts the London average at £33 an hour against £22 for the UK.

Whatever your rate, customers compare totals, not hours. A cleaner in Leeds, Bristol or Glasgow who shows a fixed price for a two-bed flat and a four-bed house gets booked by the people who would otherwise have asked three firms for a quote and taken the first reply.

End of tenancy cleans

An end of tenancy clean is priced by the size of the property and judged against the inventory at check-out, which is why tenants and letting agents want a firm price and a firm date. Bark puts the UK average at £170 for a one-bed flat, £210 for two bedrooms, £275 for three and £355 for four or more.

Set it up as its own service with a Bedrooms option, and sell the oven, the fridge and the carpets as extras: Checkatrade puts a domestic oven clean at £55 to £77. Add a question for the check-out date and how you will collect the keys, so the booking arrives with everything the job needs.

VAT and your prices

You must register for VAT once your taxable turnover for the last 12 months goes over £90,000, according to GOV.UK. Below that you can still register voluntarily. Either way, the price on your booking form is the price the customer pays, so if you are registered, set your prices with VAT in them. Invoices you send from the dashboard can add a tax rate.

When you compare your prices with the guides, check which way round they are: Bark gives figures without VAT and Checkatrade gives them with it.

DBS checks

Customers letting a cleaner into their home often ask whether they are DBS checked. A basic DBS check costs £20 from GOV.UK and shows convictions that are not spent. GOV.UK's guidance for self-employed people who go into customers' homes points them to the basic check rather than an enhanced one. Some cleaning platforms, Housekeep among them, require a check before you can work through them.

If you have one, say so where customers decide: on your website and in the description of each service.

Questions.

Anything else, ask us.

Can customers pay a deposit in pounds?

Yes. Set your currency to pounds in your settings and the booking form, the deposit and your invoices are all in pounds, paid into your own Stripe account. Online payments are on the paid plans and start once your payments application is approved.

Can I price end of tenancy cleans by the number of bedrooms?

Yes. Make end of tenancy its own service with a base price, add a Bedrooms option with a price for each size, and sell the oven and carpets as extras. The customer sees the total before they book.

Do I have to charge VAT?

Only once you are registered, which you must be when your taxable turnover goes over £90,000 in the last 12 months. GOV.UK has the rules. If you are registered, include VAT in the prices on your booking form.

Are BookingMachine plans priced in pounds?

Our plans are billed in US dollars. Your customers see your prices and pay you in pounds.

Can customers book a fortnightly clean?

Yes, on a paid plan. They can book a clean every week, every fortnight or every month from the same form, and you choose the discount for regulars.
