Cleaning price guide

How much house cleaners charge, and how to set your own prices.

From the price guides BookingMachine checked, house cleaners charge about $25 to $50 per cleaner per hour in the US, about £17 to £30 an hour in the UK and about A$35 to A$90 an hour in Australia. Deep cleans and move-out cleans are usually priced per job instead. The tables below give each figure with its source, and the calculator turns your own hourly rate into a price for every home size.

Hourly or per clean

An hourly rate is how cleaners work out what they need to earn. A price per clean is how customers prefer to buy, because they know the total before anyone arrives. Most cleaning businesses do both: they start from the hourly rate, time each type of clean, and publish fixed prices by home size. A fixed price also rewards you for getting quicker, where an hourly rate charges less for the same result.

Guides publish hourly figures for regular cleaning and per-job figures for the bigger one-off jobs, which is how the tables below are split. Some figures are per cleaner, so a team of two on the same job counts twice.

What moves the price of a clean

Size first: bedrooms and bathrooms are the quickest honest measure of a home, and the guides that publish prices by bedroom show the price rising with each one. In the US, Thumbtack puts a one-bedroom clean at $133 to $174 and a four-bedroom one at $191 to $286.

Then the condition of the home, pets, and the extras that are really separate tasks. UK guides put an oven clean at £55 to £77 on Checkatrade and carpet cleaning at £20 to £50 a room on MyBuilder; in Australia, Airtasker puts a single oven at A$135 to A$200. Pricing those as add-ons keeps your base price clean and lets the customer choose.

How to set your prices

Start with the calculator below. Enter the hourly rate you want to earn, your minimum charge and what you spend on products and travel for a typical job, then the hours each clean takes you in a two-bedroom home. It scales the time for each home size and gives you a price list you can copy. Time your next few jobs of each type and replace the example hours with your own.

Then put the list into BookingMachine: one service per type of clean with the two-bedroom price as its base, and a Bedrooms price variable with a percentage for each size. The booking form does the arithmetic for every customer, so a four-bedroom home is never quoted at the two-bedroom price.

Reading the price guides

Each guide measures something slightly different. Bark reports quotes sent through its own marketplace and gives UK figures without VAT; Checkatrade gives its UK figures with VAT; Angi reports projects its US pros completed. National averages also hide wide city differences: Taskrabbit puts the London average at £33 an hour against £22 for the UK as a whole, and New York City at $51 against $33 for the US.

Use the ranges to check that your price is in the right area, then price for your own costs and your own town. A rate that is right for a sole cleaner with low travel can be wrong for a team that drives between jobs.

Questions.

Anything else, ask us.

How much should I charge to clean a three-bedroom house?

Work it out from your hourly rate and the time the clean takes you, then check it against your market. For a US regular clean, Thumbtack puts three bedrooms at $166 to $250. The calculator on this page gives a price for every home size from your own rate.

Should I charge by the hour or by the clean?

Most cleaners work out an hourly rate, then publish a fixed price per clean by home size. Customers can book a fixed price without worrying how long it will take, and you keep the benefit when you get faster.

How much does a deep clean cost?

In the US, Angi puts most deep cleans at $180 to $375. In the UK, Checkatrade puts them at £160 to £325. A deep clean usually costs well over a regular visit to the same home, because it covers the areas a regular clean skips.

Do these prices include tax?

It depends on the guide. Bark gives UK figures without VAT and Checkatrade gives them with VAT. In the US, sales tax on house cleaning depends on the state. The UK, US and Australia pages explain the local rules.

How often are these figures checked?

Every figure was read on its source page on the date shown beside it, and the page is checked again at least every six months.
